Do I need to visit the property in person? +
No — and most of our investors never do. Our system is built entirely for remote investors. Local teams handle everything on the ground: inspections, renovations, tenant showings, and ongoing management. You can own and operate a rental property in Alabama from California without ever stepping foot in the state.
How much experience do I need? +
Zero experience required. We’ve walked first-time investors through every step hundreds of times. Our job is to make this simple — you make five key decisions, we handle everything in between. By the end of your strategy call, you’ll know more about turnkey investing than most people who’ve been “researching” for years.
What if the tenant stops paying rent? +
Our property management partners handle all tenant issues — including non-payment, evictions, and tenant replacement. You’ll never have to make a call to a problem tenant. The PM team handles it, keeps you informed, and gets the property re-leased as quickly as possible. This is exactly why professional property management is built into every deal.
How do I get financing if I’ve never invested before? +
We can introduce you to investor-friendly lenders who specialize in rental property loans. Most of our investors use conventional financing with 20–25% down. If you have a primary residence with equity, there may be additional options. We’ll discuss financing on your strategy call and connect you with the right lender for your situation.
What’s the minimum amount I need to invest? +
It depends on the market. Our Ohio properties start around $35,000–$40,000 down. Alabama new construction typically requires $57,000–$75,000. Florida Gulf Coast properties start around $78,000–$84,000 down. We’ll find the right fit for your budget on the strategy call — no guessing required.
Can I do a 1031 exchange into one of your properties? +
Yes. We have experience working with 1031 exchange investors and can help you identify replacement properties within exchange timelines. We also have partner solutions for 1031 exchange coordination — ask us about this on your strategy call if it applies to your situation.
