Turnkey Works Best For:
Investors with limited time. If you have a demanding career, a family, or other business interests and can’t dedicate 10–20 hours per week to learning markets, finding deals, managing renovations, and placing tenants — turnkey was built for you. The entire process is designed to require about 10–15 hours of your time total from start to first rent check.
Out-of-state investors. Turnkey solves the geographic problem. You don’t need to live near your investment. The entire ecosystem — deal sourcing, renovation, PM placement, closing — is designed for remote investors.
First-time investors who want structure. The scariest part of buying your first rental is not knowing what you don’t know. Turnkey provides a guided, repeatable process with experienced professionals at every step. The learning curve is dramatically shorter.
Investors who prioritize reliable returns over maximum returns. The highest possible returns in real estate come from finding deeply distressed properties, renovating them yourself, and self-managing. That’s also the highest-effort, highest-risk path. Turnkey trades some upside for reliability, convenience, and time savings.
Turnkey Is Probably NOT Right For:
Investors who want to DIY everything. If you genuinely enjoy learning markets, evaluating deals, managing contractors, and running your own PM operation — turnkey will feel too hands-off and the fees will feel unnecessary. You’d be better served building your own direct relationships.
Investors expecting 20%+ cash-on-cash returns. Legitimate turnkey cash-on-cash returns are typically 7–12%. Anyone promising 15–20% on a fully renovated, PM-managed property should be questioned heavily. Those numbers require either cutting corners on the renovation, underestimating expenses, or outright fraud.
Investors who need returns in the next 12 months. Rental real estate is a long game. The wealth is built over 5–10+ year holds. If you have a short time horizon or can’t afford to have capital deployed for several years, real estate — turnkey or otherwise — may not be the right vehicle right now.
