EOR Is a Marketplace — Not a Builder, Manager, or Advisor of Record

Equity on Repeat connects investors with vetted independent third parties including builders, renovators, property management companies, qualified intermediaries, attorneys, CPAs, and lenders. EOR does not employ, supervise, direct, or control these third parties and is not responsible for their work, advice, conduct, or results.

After a property closes, the investor’s relationship is directly with their property management company and any other service providers. EOR introduced those providers — the ongoing service relationship is between the investor and the provider directly. EOR makes no warranties about the performance of any third-party provider.

Due Diligence Is the Investor’s Responsibility

Equity on Repeat strongly encourages and requires that all investors conduct their own independent due diligence before making any investment decision. This includes but is not limited to:

  • Obtaining an independent third-party inspection of any property prior to purchase
  • Independently verifying rental rates, vacancy rates, and market conditions
  • Reviewing all purchase contracts with a licensed real estate attorney
  • Consulting a CPA or tax attorney regarding tax implications specific to their situation
  • Verifying the credentials and track record of any property management company, contractor, or professional independently
  • Reviewing title, survey, and environmental reports
  • Confirming zoning, permits, and local ordinances

Third-Party Partners and Introductions

When EOR introduces investors to third-party professionals (attorneys, CPAs, QIs, property managers, builders), EOR is acting solely as a connector. EOR does not warrant the quality, accuracy, or fitness of any professional’s services. Investors are responsible for evaluating all professionals independently before engaging them. EOR may or may not have business relationships with introduced parties, and any such relationships will be disclosed upon request.

Limitation of Liability

To the fullest extent permitted by law, Equity on Repeat LLC, its members, managers, employees, and agents shall not be liable for any direct, indirect, incidental, consequential, special, or punitive damages arising from or related to: (a) any investment decision made based on information from EOR; (b) the performance of any property, market, or investment; (c) the actions or omissions of any third-party provider; or (d) any loss of investment capital.
