How to Prepare Your Rental Property for Winter

Winter is hard on rental properties — frozen pipes, heating system failures, and ice damage are among the most expensive and disruptive maintenance events a landlord can face. Most of them are preventable with the right preparation before temperatures drop. Here’s the seasonal checklist that protects your asset and keeps your tenants comfortable through winter.

HVAC System Service

Schedule a professional HVAC inspection and service in September or October — before the first heating demand of the season. Replace filters, check the heat exchanger, test the thermostat, and clean the system. A heating system that fails on the coldest night of the year is an emergency call at premium rates. A system that’s been serviced in September is one that’s far less likely to fail.

Plumbing Winterization

Pipes in unheated spaces — crawl spaces, exterior walls, garages, attics — are the most vulnerable to freezing. Insulate exposed pipes before cold arrives. Make sure your tenants know the location of the main water shutoff valve and understand what to do if they suspect a frozen pipe. In climates with severe winters, leave cabinet doors under sinks open during cold snaps to allow warm air circulation.

Exterior Walkthrough

Inspect gutters and downspouts — clogged gutters create ice dams that can damage roofing and walls. Check the roof for any areas of concern before snow loads arrive. Ensure all exterior faucets have been shut off and drained. Check weatherstripping on doors and windows — gaps drive up heating costs and reduce tenant satisfaction.

Communicate with Your Tenant

Send a brief winter prep note to your tenant: remind them to report any heating issues immediately, explain what to do with pipes in a cold snap, and give them the emergency maintenance contact. Tenants who know what to do and who to call are your first line of defense against small problems becoming large ones.
