Fall 2025 Market Update: What’s Happening and What to Do

Fall 2025 arrives with the rental property market in the healthiest condition we’ve seen since the pre-pandemic years. Rates have continued to ease, deal flow has normalized, and investors who’ve been building their portfolios through the challenging 2022-2024 period are now in a strong position. Here’s what’s shaping the market as we head into Q4.

The Rate Environment

Investment property rates have continued their gradual descent, with the 5.75-6.5% range now available to qualified investor-borrowers in most markets. This improvement — from 8%+ in 2023 to the current range — has meaningfully improved cash flow math across market types. Properties that were borderline at 7% are solidly positive at 6%, and this has brought both buyers and sellers back to the table in volume.

Inventory and Seller Motivation

Transaction volume in 2025 has been the highest since 2021. More sellers have come to market — some who waited through the rate shock of 2022-2023 and are now comfortable moving, others responding to life events that don’t wait for market timing. The result is a functional market with real choice for buyers and fair pricing driven by actual fundamentals rather than speculation.

Rental Market Performance

Our portfolio markets — Huntsville, Columbus, Indianapolis, Memphis (select neighborhoods), and Carolina suburbs — have delivered strong operating results through 2025. Occupancy remains near historical highs. Rent growth at 4-6% has outpaced general inflation in most of these markets. The buy-and-hold thesis continues to deliver.

Q4 Strategy

Fall and winter bring the seasonal opportunity we discuss every year — motivated sellers, less competition, and negotiating leverage that summer markets don’t offer.
