Sellers have many reasons to transact quietly: privacy, speed, avoiding the disruption of showings, estate or family situations, and the desire to work directly with a known buyer rather than run a full market process. For these sellers, finding the right buyer quickly and confidentially is worth accepting a reasonable price without testing the full market.

How to Find Off-Market Properties

Build relationships with local agents. Investor-focused agents often know about properties before they list — owners who mention they’re thinking about selling, pre-foreclosure situations, estate properties being considered for sale. Being a known, serious buyer in your agent’s mind puts you first in line for these calls.

Wholesalers and investor networks. Real estate wholesalers specialize in finding motivated sellers and assigning contracts to investor-buyers. Quality varies significantly — some wholesalers bring genuinely good deals, others overestimate value. Underwrite every deal independently.
